The Hyderabad Disaster Response & Asset Protection Agency (HYDRAA) has urged people to exercise caution and conduct thorough verification before purchasing house sites or plots, and proceed only after ensuring that all legal and regulatory aspects are in order. Officials advised prospective buyers to verify whether the land falls within the Full Tank Level (FTL) limits of any lake and whether the layout has received the necessary approvals. Those purchasing plots or villas in gated communities should ensure that the developer has provided at least a 40-foot access road connecting the property to surrounding colonies. The advisory follows complaints received during the Prajavani grievance programme held on Monday. A total of 48 complaints were reviewed by HYDRAA Commissioner A.V. Ranganath. Among the complaints, plot owners from Pati village in Patancheru mandal of Sangareddy district alleged disputes in a 92-acre layout developed as Anand Nagar Colony with about 1,100 plots. The layout, approved by the gram panchayat in 1980, reportedly did not undergo mutation, after which heirs of original landowners and some farmers allegedly created fresh passbooks and sold parts of the land again, leading to disputes over nearly 32 acres. Complaints were also made about sewage flow into Bachupally lake near Kakatiya Nagar Colony in Medchal–Malkajgiri district, and submergence of several layouts near Aminpur lake. Separate complaints highlighted alleged encroachments in park lands in GR Reddy Nagar in Kapra and in Akshaya Enclave at Shobhana Colony in Balanagar, where residents sought HYDRAA’s intervention to protect the designated open spaces.
